The basic investment model is this: Invest U.S. will act as managing entity to a series of new business ventures that will allow individual foreign investors to contribute capital in exchange for ownership interests. These new business ventures, usually in the form of limited partnerships (LPs) or limited liability companies (LLCs) will lend funds on a certain term to financially capable developers of retail, office, manufacturing facilities or other highly viable business ventures in order to create jobs and contribute to regional economic growth. The proceeds from these EB-5 investments provided by our foreign investors will allow the project developers to fund real estate development, construction costs, and/or to acquire capital equipment for the facilities constructed. At the end of the investment term, it is the intention of Invest U.S. to dissolve the new business venture and to distribute the proceeds from the new business venture with funds from long term re-financing of the funded projects or funds from other sources such as sale of the project assets.
The strength and soundness of this investment model is enhanced by the location of our regional center. It currently consists of thirteen contiguous counties in Colorado, Utah, and Wyoming and covers 59,275 square miles. Our projects are usually located in targeted employment areas (TEAs) as defined by U.S. law, and thus allows foreign nationals to qualify for the EB-5 visa program with a minimum investment of $500,000 USD.
Our EB-5 Regional Center is geographically located in a region of the United States that is poised for explosive economic growth. Recent economic growth in this region began in 2000 and was led by increases in natural gas production in the Powder River Basin and the Green River Basin. In a mere six years between 2000 and 2006 the production value of oil and gas in Wyoming skyrocketed from $7.3 billion to 17.6 billion. In fact, in 2008 the Wyoming Oil and Gas Commission tallied over 10,000 oil and gas wells operating in the four-county area of the greater Green River Basin and more than half of these wells were constructed after 2000. Highly respected projections suggest that tens of thousands of new wells will be drilled in the next 20-30 years. The rapid expansion of the oil and gas industry in this area means that the entire region faces strong demand for retail shopping centers, office space for professional services, and industrial real estate suitable for manufacturing businesses.
